Meet The Wealthy
Lawyer – DAVID CAPRA
With more than 15 years of experience being a lawyer and managing partner at a major Ottawa-based law firm Dave identified early on in his career that he needed to develop a strong wealth strategy, balancing long-term income while achieving work/life balance. Dave realized that real estate is one of the most effective tools to achieve his financial goals. Now for nearly eight years he has been crafting a real estate investing strategy purpose-built to help lawyers learn to take control of their finances and start aggressively investing in their futures.
Now Dave is building a community of wealth-minded lawyers to share his passion for real estate investing. Dave recognized lawyers spend so much time and money growing their practices and their incomes but never learn how to invest it for the long term and end up retiring with way less than they expected. Dave is on a mission to use his experience to guide you on your journey to financial independence.
He’s spoken to many fellow lawyers on how they can create passive income streams by using his model. Dave has 10+ years of experience in building real estate investments, both nationally and internationally – involving acquisition, development, and management of multifamily property. Dave and his team seek to understand your personal situation, and work to help you build a roadmap to financial freedom through real estate investing. His team’s mission is to educate and mentor others lawyers to take control of their destiny and build a future that allows them to do what they love with the people they love.
HOW YOU CAN
ACCUMULATE WEALTH
THROUGH REAL ESTATE
Real estate investing can be an incredible tool in your wealth creation tool belt. It offers multiple income generating opportunities.
Consider, with the right opportunity, you can put down a minimal down payment while the mortgage can effectively be paid by your rental income. Over time, that property will increase in value to you by: a) paying off the mortgage and b) appreciating in value over time. At the same time, if you’ve invested in the right property, not only will the rent pay off the mortgage, it will generate income for you, today… AKA “Cashflow”!
As the property continues to appreciate, and the mortgage is paid off by your renters, you begin to generate wealth opportunities: Leverage! Once you have built up enough equity in the property, you can often refinance the property to allow you to buy more real estate and the appreciation and mortgage reduction game begins, again.
A little elbow grease can also generate wealth generating opportunities in real estate. Again, with the right opportunity, you can buy a worn down property, and generate income by rehabilitating and flipping it. In addition, you can keep the property and rent it at higher rental rates as a result of your efforts to beautify the home. Then you start the mortgage reduction / appreciation / cashflow game, again!
Did you know that you can also generate wealth through inflation? With a properly structured real estate opportunity you can take advantage of inflation. That is, once you purchase a property, many of your costs remain relatively fixed (particularly your mortgage), but at the same time every year you will be able to increase your rent in accordance with the prevailing inflationary pressures in the market.
